Lack of Heat Solutions

There are standards under the "Landlord and Tenancy Act" as well as "municipal standards"!  There are solutions here and some guidance to assist you.

Minimum temperature standards

Municipal standards for the city of London requires that a landlord maintain a minimum temperature Sept. 15-June 15 of (20 degrees Celsius from 6 a.m. til 11 p.m.) and (18 degrees Celsius from 11 p.m. til 6 a.m.)

How to resolve lack of heat issues:

Steps to take for solution:

1.  Follow the advice on "Maintenance Reporting" tab.

2. London City Property Standards By-Law.  Review these standards, and if your building fails to meet these without satisfactory results above then contact:
3.  If you're still not satisfied with the results or response after a reasonable period of time or your situation is critical with no resolve - Document your contacts information and situation and call Landlord and Tenant Board "Investigations & Enforcement Unit" at 1-888-772-9277.  Landlord & Tenant Board - Maintenance and Repairs standards protects the tenant and provides you the provision to submit a claim against the Landlord as an individual or group using these forms here Specific Issues and Guide (Form T6).

*Remember that this new association is not staffed on a full time basis, but requires your involvement and support in order to grow and become a fully functioning support system for all of us here.  So please continue to update and comment appropriately to your concerns as well as any solutions you may have.  We value your input.  Good Luck on this issue and please provide feedback on your contacts and results!

Garage Fan (Health & Safety Issues)

Noise, Failing Infrastructure, Carbon Monoxide

(take a look for yourself)

The above video was recorded on March 30,2013 of our underground garage ventilation system.  It shows obvious signs of failure and fatigue after 40 years of use.  The fan on the left is no longer in service as it is in much worse condition.

A recent work order dated March 5,2013 resulted in a temporary repair and reduction in noise.  This was short lived and now obvious that a professional repair and replacement is required.  This situation is extremely urgent in order to satisfy all municipal and fire code requirements, as well as our own health and safety concerns.  The closing of the west end parking lots has increased greatly the number of vehicles and carbon monoxide levels in the garage.  The loud noise emitting from the fan blades contacting the metal shroud is affecting my sleep and quality of living here. With the warmer weather approaching it will soon affect many others enjoyment on our balcony's and disturb our sleep with bedroom windows opening.

It is time for a permanent resolve to this issue as we can no longer continue the extended harm to our health and safety, or even further loss of our parking availability.  I will update this post in the near future as pertaining to a resolution, or recourse of action.
