Whats in a name? Kipps Lane or "Damian Warner Avenue"?

Kipps Lane proposed Name Change

Damian Warner Who?  At a London City Civic Works Committee meeting on Monday, Sept. 9,2012 a proposed name change was submitted by Professor Don Kerr of Western University.  In a letter sent to London Mayor Joe Fontana he describes his reasons and significance to a London Olympian for Kipps Lane to be changed to Damian Warner Avenue.


 

Whats Your Say?

For all the residents here on Kipps Lane and especially here at River Park Towers as an association, I feel we should have our say and input as to how we feel about this proposal.  And by the way; why not include your own proposals for either keeping the name of Kipps Lane or your own preference as an individual or a consensus from our Facebook site or blog?  I personally like a name indicative of the surrounding beauty such as River Park Road or Avenue.

Have your say before the next Civic Works Committee meeting scheduled for Monday, October 1,2012 by leaving your comments on our Facebook or Blog site and why not call/email the related Committee members themselves posted below, especially our Ward 4 representative Stephen Orser.

How does your garden grow?

Whether your a lover of flowers and the beauty that they enhance our balconies with or the fresh taste of home grown veggies; it's time to get growing.  As I look around our property I see evidence of apartments being beautified with an array of various plants and flowers.  The Community Garden is up and running with most plots occupied and actively growing various vegetables as we speak.  As a lover of both varieties and lacking a green thumb, I tend to leave the flowers to my wife who prefers geraniums.  They are very resilient and tolerant of little sunlight as we face north and have a long lifespan into late fall.  As you see in the picture below there are simple tall stands to place your potted plants or flowers for all to see and enjoy.  You can also use the adjustable brackets for suspending them on the balcony wall.


You may also have noticed the transformation in front of 750 where the Community Garden is located.  The recent lottery winners were selected and notified via lobby postings which I will also post here.  Kudos to the suppliers and volunteers responsible for shaping and preparing the various plots (full, half & raised bed) as I'm sure all tenants appreciate their hard work.  With the exception of a few still vacant plots the plants appear healthy despite the current city watering ban.  From what I observed their will soon be a lot of spicy meals ahead with varieties of hot and sweet peppers, egg plant, tomatoes and a variety of other vegetables.

If you are not sure you are one of the lucky recipients of the garden lottery, take a look at this list and it may not be too late to claim your plot before it is awarded to another.  Good luck to all for their hard work and those who beautify our homes here with flowers for all to enjoy!

Respectful Tenants Creed


I'm sure there has been a time when many of us have inadvertently dropped a piece of litter on the floor and forgot to pick it up.  Also, there are many tenants that have no vehicle and bring carts into the buildings and leave them on their floor usually by the elevators.  Rather than admitting guilt to either of these offences or preaching about the illegal removal of carts from the stores property, lets apply some introspection on this as a tenant and fellow neighbour.

Litter - Thou shall not dispose of thy garbage either intentionally or by carefully executed accident when entering or exiting of elevators, hallways, cars, units, buildings or especially the laundry rooms where cleanliness is appreciated.

Fire Safety & False Alarms

On Saturday, Feb.18 at aprx. 2 a.m. in building 758 we were all awoken by our fire alarm bells located in each hallway.  It had a very distinctive three ring sequence that alerted most, if not all tenants in the building.  The London city fire department was alerted via the monitoring company and arrived shortly thereafter to assess the situation.  There are some disturbing facts and information we should all be aware of to be safe and help prevent further false alarms!

Maintenance Reporting Guideline

The following guideline is an escalation of steps for completing and or resolving maintenance issues for tenants residence or their building.


Vital Services:  "vital service" means fuel, electricity, gas, hot water, water and heat!  
If you lack any of these; call your:
1) Resident Manager # in lobby  
2) Property Management 519 850-8503

Lack of response or service then call City of London By-Laws Enforcement: Register a Complaint

Maintenance Request Procedure:


1.  Complete a Maintenance Request Form available in each buildings Resident Manager, or at the Property Managers Office at 654 Kipps Lane.



2. If you do not receive a response or visit from your building staff within 48 hours please contact:
    1) Resident Manager # in lobby
    2) Property Management 519 850-8503
    3)Regional Manager - Dipyendu Chaudhuri - 519-451-3339 ext1  Email: dchaudhuri@northviewreit.com

3.  London Property Standards & Vital Services  Review these standards and if your building fails to meet these without satisfactory results above then contact London Enforcement at:

4.  If you're still not satisfied with the results or response after a reasonable period of time or your situation is critical with no resolve - Document your contacts information and situation and call the Landlord and Tenant Boards "Investigations & Enforcement Unit" at 1-888-772-9277.  Landlord & Tenant Board - Maintenance and Repairs standards protects the tenant and provides you the provision to submit a claim against the Landlord as an individual or group using these forms Specific Complaints and Guide or Tenant Applications.

Coinamatic SmartCity Card Loader "Works"

For all of the tenants in 758 the coinamatic card loader/reader is finally repaired and appears to be functioning properly as of last night.  Sorry to all those for this lengthy inconvenience.
